When it comes to website valuations, there is a lot of inaccurate information and generalization out there. There are automated tools out there which are not fit for purpose. No tool out there can provide an accurate valuation, it only gives an arbitrary result, which is usually extremely far from reality.
At FE International, the average sale price is approximately 2-3x annual net profit for businesses in the sub-$5m range. More specifically we use “seller discretionary income” instead of net profit. We ‘add back’ costs that are not requisites for the new owner but you have taken for personal benefit, for example, a company car and owner distribution.
There are no standard industry multiples for any online businesses or websites. An experienced website broker can provide an accurate valuation by combining industry experience with thorough analysis of all aspects of your business.
Do your homework and avoid brokers who provide extremely high valuations such as 5x annual net profit or generalised multiples with no variables taken into account. This tactic is used by some disreputable brokers to entice sellers to list their businesses with them. What will likely happen is that your business will remain listed for months and not sold. You as the seller will spend less time working on the website and the revenue and value of the website will decline.

Naturally, larger and more complex websites will take longer to sell because of the larger investment at stake and the due diligence required.
